Understanding property appreciation in Middle Tennessee
Over time, the worth of a property will go up and down. Property values appreciate in the long term almost always. But, of course, there are no guarantees in real estate.
When your home appreciates you have a bigger asset to borrow against, and you'll generate a higher profit when you sell. Property values move up and down for a variety of reasons, so how do you know what you're investing in this year won't depreciate the day after you close? Choosing a real estate agent who recognizes the factors that drive local prices is the most important element.
Many believe that the economy is the biggest factor affecting real estate appreciation. Clearly, mortgage rates, unemployment, business growth, government programs and quite a few other national factors have a definite adjust your home's worth. But the most important things that determine your house's value are particular to the local economy and housing market.
Access to services - Convenient access to schools, employment and amenities like shopping, restaurants and entertainment is a priority to a lot of us and will greatly influence home values. So when it comes to keeping their value, these areas usually appreciate better than others.
Trends in home sales - How quickly are houses selling? What was the selling price versus the listing price? Some information can often be obtained from public records, but a good agent with access to the local MLS will usually be able to provide a more complete picture.
History of appreciation - In the past 5-10 years, have home prices risen or declined? Does location or affordability affect how desirable the neighborhood is thought to be?
Local economy - Is there a nice mix of job types in an area, or does it depend on just one industry? Have companies moved into or away from an area? Are local companies hiring? These items play a part.
